I am writing this letter on an unsolicited basis. I have recently reduced the number of the apartment buildings I own in Arizona. George Summerfield has managed all of my apartment communities for the past 11 years. Therefore, I have taken it upon myself to write this letter of recommendation for George and have authorized him to use it in any fashion he might so desire in the promotion of his management business.

I have been in the real estate and development business since February of 1960, by my count that is in excess of 46 years. I have developed and or purchased thousands of apartment units, well over a million square feet of retail commercial properties, thousands of mobile home park rental spaces, hundreds of thousands of square feet of self storage facilities.  

For a number of years in the 1960's, I also owned and operated my own property management company. By 1970 I had come to the conclusion that my interests were best served by contracting out all of my property management needs with professional offsite management companies. Over all of these many years I have had the pleasure and in some cases the displeasure of working with many different property management companies in many different locations in the United States. Therefore, I feel I am very well qualified to be a good judge of what it takes to make a great professional offsite property manager. 

George in my professional opinion is the essence of the definition of professionalism, honesty, integrity and reliability. George, unlike other property management companies does not take on accounts that he cannot adequately handle personally. He does not use district property supervisors. George does it all himself and does it better than anyone else I have used over all these years. That is why he has elected to keep his company small enough so that each property gets his "Hands On" everyday personal attention.

George is very cost conscience and has been able to stay closer to the annual budget than anyone else without in any way sacrificing the quality of the property. He keeps the onsite staff well trained and educated on being in compliance with all of the government regulation including but not limited to "Fair Housing Regulations" and "American With Disabilities Act". Since hiring Geirge 11 years ago my properties have always out performed all of my competition and I have not had a serious governmental issue.  George has treated my properties as it it were his own.  

I would highly recommend George Summerfield for the management of anyone's property that wants the very best personalized professional management services.
